Who should choose UAE Golden Visa

The UAE Golden Visa is the strongest tax-efficiency play. Zero personal income tax on rental income, dividends, capital gains, and any other personal income — full stop. For HNW investors whose primary objective is to legally minimize global tax exposure on passive income, UAE leads.

It is also the strongest option for investors planning to actually live in the region. Dubai is a mature, English-speaking, digitally-friendly city with world-class healthcare, education, and connectivity. The Golden Visa makes that life accessible without committing to citizenship-grade obligations.

Where UAE underperforms: EU access. The Golden Visa doesnt give you Schengen entry without a separate visa. For Kurdish, Iraqi, Saudi, GCC, Jordanian passport holders, this matters.

Who should choose Greek Golden Visa

The Greek Golden Visa is the strongest EU access play in 2026. Schengen 90/180 access from day one. After 7 years of legal residency (with physical presence and language demonstration), citizenship is genuinely accessible — Greek passport ranks 5th globally, visa-free to 190 countries.

For non-EU passport holders whose long-term goal is European mobility, Greek Golden Visa is the cheapest and most flexible path. It is materially better than Cyprus PR (which is permanent residence but not a path to EU citizenship in practice for most applicants) and replaces the now-closed Portuguese and Spanish routes.

Where Greek Golden Visa underperforms: yield. Greek property capital growth is real (8-12% annually 2022-2025) but rental yields are modest — 3-5% gross in Athens prime, similar elsewhere. Short-term rentals in Athens centre have been progressively restricted with €50,000 fines for unauthorized operation. This is fundamentally a residency play with property as the vehicle, not a yield-maximization strategy.

Who should choose Oman ITC residency

Oman ITC residency is the strongest yield-plus-residency combination. Al Mouj 2-bed apartments at OMR 100K return ~9% gross yield AND qualify for 5-year renewable family residency. Few programmes give you both at this price point.

The OMR is USD-pegged at OMR 1 = $2.60 — predictable for international investors. Tax-free rental income through 2027, with a planned threshold-based personal income tax from 2028 (most retail-scale landlords stay below threshold).

Where Oman ITC underperforms: passport mobility and citizenship pathway. Omani citizenship requires 15 years residency AND surrender of original citizenship — Oman doesnt allow dual nationality. For most investors, this means the residency is permanent-permit-only, not a path to a second passport.
