ROYA International was founded in the United Kingdom with a single conviction: that world-class international property investment should not be reserved for institutional capital. We built ROYA to give private investors the same level of access, due diligence, and post-purchase support that private banks reserve for their largest clients — without the gatekeeping, the opaque fees, or the conflicts of interest that have historically defined the industry.

Headquartered in the United Kingdom and operating as a UK-registered company (Company No. 14283252), ROYA is regulated under British corporate law and held to the standards investors expect from a London-based firm. From our UK base we operate active investment desks across the United Arab Emirates, the Kingdom of Saudi Arabia, the Sultanate of Oman, the Hellenic Republic of Greece, and the wider GCC, with a research footprint extending into Türkiye and Southeast Asia. This multi-market reach is the foundation of everything we do — it lets us recommend the right asset for the right client, in the right jurisdiction, at the right point in each market's cycle.

We are not a listing site, we are not a lead-resale brokerage, and we are not tied to any single developer. Every project on our books is independently vetted by our acquisitions team against a fixed set of investment criteria: developer track record, payment plan structure, projected net yield, exit liquidity, legal title clarity, and currency exposure. If a project does not meet our internal threshold, it does not reach our clients — regardless of the commission on offer. We invest where we advise, and our team holds personal positions in many of the developments we recommend.

Our client base spans more than thirty nationalities, with a particular concentration of investors from the United Kingdom, the European Union, the GCC, and the Kurdistan Region of Iraq. We work in English, Arabic, and Kurdish across every stage of the investment journey — from initial consultation through reservation, contract review, payment plan management, handover, and ongoing rental management. For non-resident investors, we coordinate directly with developers, conveyancing solicitors, mortgage brokers (where applicable), property management companies, and currency-exchange providers, so that buying property abroad feels no more complex than buying at home.

We understand that for many of our investors, faith-aligned investing is non-negotiable. ROYA offers a curated selection of Shariah-compliant property opportunities across all our markets — structured without interest-based financing, free of impermissible income streams, and reviewed against established Islamic finance principles. Our advisors are trained to identify and recommend Halal-compatible structures, and we will never push an investor toward a product that conflicts with their values.
