What Is the UAE Golden Visa?

The UAE Golden Visa is a long-term residency permit that allows foreign nationals to live, work, and study in the UAE. Property investors can qualify for either a 2-year or 10-year visa depending on their investment value.

10-Year Golden Visa

Requires a property investment of at least AED 2 million (approximately £430,000). The property must be completed (not off-plan) and can be a single unit or portfolio totalling the minimum value. Mortgage is acceptable — the property value counts, not just the equity.

2-Year Investor Visa

Available for property investments starting from AED 750,000. This is a renewable visa that provides UAE residency, a UAE ID card, and the ability to sponsor family members.
